580 FICO is the magic number!

Expect changes to occur in lending guidelines for awhile as government and conventional lenders and loan insurers attempt to straighten out some of the issues that contributed to the current mortgage crisis.

Big news if you are considering an FHA mortgage – the minimum acceptable FICO score has increased to 580, effective March 1, 2009.

Welcome to My Home Down Payment

My Home Down Payment
is a directory of down payment assistance programs for low-to-moderate income families.

Programs
are listed and described for national low and zero down payment first mortgages; and for California and Texas down payment and closing costs assistance programs.

Resources
for first time homebuyer classes, energy efficiency, environmental and affordable housing programs and initiatives are also included.

The Site Map
on the left hand side of each page lists all programs. Scroll down to the end of the Site Map for California and Texas down payment assistance programs or use the menu bar at the top and bottom of each page.

First mortgage programs - HUD, FHA, VA, Rural Development, Fannie Mae, Freddie Mac and Habitat for Humanity are available nationwide. This is a good starting place. Your mortgage loan officer or real estate professional can assist with information on compatible first and second mortgage down payment assistance loans, grants and silent second mortgage programs.

The center column
of each page contains information on specific programs.

Learning the language
of home purchasing will increase your understanding of the process. The Mortgage Glossary contains terms you'll hear your real estate agent and loan officer use and see on your loan application and closing documents.

County charts
comparing down payment assistance programs city by city are also shown in the center column, with links to each city.

City pages
show all down payment assistance programs, local first time homebuyer classes, local environmental, energy efficiency, green programs, and additional resources to make your home buying as informative as possible.

Sponsors and advertisers
shown in the right hand column. We've taken care and time to ensure that these businesses are responsive to the needs of low-to-moderate income families interested in purchasing a home.
